Forest Gardens Condensation Drain Freeze Problem Update
Posted on Mar 12th, 2009

Scott Smith of Forest Gardens supplied the following:

Rick has almost completed the retrofit to drain all 2nd/3rd floor condensation lines to the 1st floor for all units. There is a 12"x12" cut-out in the ceiling of the laundry\'s rooms on the1st floors which was used to help snake the flexible tube from utility room to laundry room drain. Rick is looking for an appropriate access panel to cover the opening.

Rick has conducted 3 rear utility room temperature tests. Currently, he believes the heaters provide adequate heat at a setting of 2, with the retrofit above. He will confirm this with more testing after the retrofit above has been completed for all units.

One 1st floor FG unit owner expressed the following concerns: 1. The retrofit was done without any notification from Rick. 2. There is now a pump in the 1st floor units, that draws electricity from each unit, and is concerned about potential maintenance and repair costs associated with the pump. Generally it seems appropriate that any pump related operation/maintenance/repair costs should be paid by the Forest Gardens Association.
