Ski Shuttle to Loon

Loon owns and operates a shuttle service, and Forest Ridge has contracted their service for the winter ski season. A GPS tracker is on-board the Forest Ridge shuttle bus, so that riders can tell its location, direction and speed. Below is more information on the Loon Shuttle Bus for 2025/2026.

Service Dates: Weekends & Holidays*: December 13 – March 29.

*No Shuttle Service: Feb 16 – 20 (Presidents Week)

Morning: 7:30–11:30am; Afternoon: 12:30–5:00pm

Trash Area Reminders:

Please be aware that only bagged household trash is to be put in the trash compactor, located on the right side of the trash area as you enter. All large items other than bagged household trash (such as debris, furniture or loose items) are not allowed! These items may be brought to the Lincoln Transfer Station by town residents. The transfer station is located on Main Street by the McDonald's.

Recycling containers are located on the front of the trash area as you enter. There is one for broken down cardboard boxes, and a second for all other recyclables. Please empty bags or containers into the bins. There is a blue can available for bags.

During very busy times, an additional open dumpster is provided. It should only be used for overflow bagged trash when the compactor is full. Please do not leave any items outside of bins/compactors!

An ash can is available for fireplace ashes. Please only use the provided red bin for ash disposal and never place ashes in trash or recycling containers!

Entry System at the Sports Club

The old keycard system was upgraded in April with a new app-based system called Verkada. This new system went "live" in June. A new app, Verkada Pass will unlock the doors instead of the keycards. Owners were automatically added to the system, and an email went out in early June to invite them to download and use Verkada Pass. The email was simply an invitation to download the Verkada Pass app. If you did not receive the email, you can also find the app on the App Store or visit the Sports Club for assistance. There is a QR code to download the app on the Sports Club general Information page. Immediate family of owners can be added as users, by contacting Christine McLaughlin at the Sports Club at frsportsclub@gmail.com.

Renters in Forest Ridge need to be provided access via the app by the Owner to access the Sports Club. Owners who rent need to be registered as a rental unit and a rental account in Verkada will be created for them by Christine. The owner then can provide information to their renter to download the Pass app and log into that rental account.

Owners, please make sure to fill out the rental/non-rental registration form and let Christine McLaughlin know at the Sports Club (if you rent) that you would like to have your renters have Sports Club access. This will help assure as smooth a transition to the new system as possible. The form and additional information are available on the Sports Club section in the menu bar above.

The old keycards do not work! To make sure renters have Sports Club Access, please indicate in the rental registration form that you rent and that you request rental access.

Rental guests will not have access if owners are not registered as a rental unit.

2025 Annual Meeting: The 2025 FRPOA Annual Meeting was held on Saturday, November 22nd at 11:15am as a hybrid live/Zoom meeting in Lincoln, NH. The Power Point presentation is available to Owners under the Members tab, under FRPOA Annual Meeting Slides.

Sports Club Hours:

HOURS:

9am to 8:30pm Tuesday to Sunday (lockers open until 9pm, no entry after 8:30)

9am to 6:45pm Monday (lockers close at 7pm, no new entry after 6:45)

Lockers are open to allow for changing/showers of guests inside before close. No new entry after closing time.

Please remember that no glass is allowed in the Sports Club. This prohibition applies to glass in goggles. Please check goggles before bringing them to the pool! If the goggles have glass faceplates or eyepieces they are not permitted. Thank you!

As always, the rules for using the Sports Club must be followed. This includes no food or drink EXCEPT for water bottles in the indoor pool area. Parental supervision is required for those under 14. No alcohol is allowed in the Sports Club. Drinks must be kept 4 feet from the water.

Key cards are no longer used; please sign in at the desk and sign out equipment/games.

Reminder to leash your dogs.

As stated in the Rules and Regulations for the Forest Ridge Community, it is required that "all dogs being walked along the sides of roadways, walkways, and any other paved right of way in the Forest Ridge Community, must be on leash or carried. No pet is allowed to roam freely in Forest Ridge." This reminder is due to reports this week of dogs being walked off leash in various locations in the association. Please keep your dogs leashed while walking them. It is important that dogs are leashed to keep everyone safe, including the dogs themselves! Thank you!

Share the Road, Drive Safe!

Please look out for pedestrians, bikes and dog walkers along the roadways!
Forest Ridge installed speed humps along Forest Ridge Drive and Pinehill Lane in November 2023. These speed humps are placed to keep speeds at 20 mph. They are low enough for clearance of all vehicles, including snowplows. Cars that do not exceed 20 mph should not have any problem clearing the speed humps without issue.

Matt Rodger of MTR is the Property Manager for the Junior Associations of Forest Woods, Forest Gardens, the Pines and Forest Circle.

Lincoln Condominium Management Group is the Property Manager for the Forest Ridge Unit Owners' Association (FRUOA). They can be reached by phone (603) 745-7028 between 8:00 am and 4:00 pm Monday through Friday. You can also email them at lincoln.lcmg@gmail.com or in an emergency by calling (603) 381-7051. In case of a crime or fire, you should always call the authorities before the Property Manager.

There is a lot of pedestrian traffic at Forest Ridge, with owners, guests, kids and dogs out enjoying the property. In the winter, early darkness requires extra caution when driving on the property. We have had a number of near misses when cars traveling at an excessive rate of speed come upon a walker or runner. While pedestrians should take care, it is the responsibility of each driver to take all steps necessary to avoid accidents. Pay attention to the road and pedestrians and bicyclists and travel at a reasonable speed.

Please remind your guests/renters that the speed limit is 20 MPH on the property and to use extra caution as we want everyone to be able to enjoy our property.

Internet and Cable TV at Forest Ridge

Spectrum Internet and Cable TV is available to all owners at Forest Ridge as part of the services supplied by FRPOA at no additional cost. All Forest Ridge Owners receive “Extreme Internet” service. Our cable TV bulk service includes “basic”, “classic”, “digital tier” and “Showtime,” as well as most HD channels and digital music (over 300 channels).

Our contract provides a single digital or HD cable box. Additional boxes may be obtained from Spectrum for a monthly fee.

Note: The Showtime and "The Movie Channel" channels must be activated on a unit basis. Because of some content, Spectrum does not turn on Premium services until requested by the unit owner. Channel listing here.

While there is no additional cost for internet and cable television, you do need to establish a Spectrum subscriber account. If you are a current Spectrum subscriber and already have the required equipment, there is nothing that you need to do. Note, if you feel that your equipment needs to be updated or replaced you should be able to exchange it at the offices listed below. (The current equipment is either a simple cable modem or an integrated wireless modem and router).

If you currently do not receive Spectrum internet, you will need to get a cable modem from Spectrum (this is a no charge item per our contract). The self-install kit including the modem is available from the offices listed below. You can also call and request a kit be mailed to you. This method works sometimes but often the operator does not understand "bulk residential contracts" such as ours.
